About Our Services:

Town and Country Property Management, Inc has 50 years of experience in managing properties around the Lakeland area as well as throughout the Palmetto State. Our team of highly qualified property managers focus all of their time and energy on over 1,500 residental and commercial rentals that we manage. It is our team's goal to meet the needs of all the property owners with the Town and Country Family.

Description of Our Services:

Property Management

- Inspections: We will conduct regular inspections and evaluations of the property, prepare a findings report and offer recommendations to the property owner
- Tenant turn over coordination: We will inspect the proeprty once the tenant has vacated the premisses and then prepare the property for the next tenant
- Collections and Evictions Management: We collect rent for all tenants on a monthly basis, issue late fees for all late or non-payments, and distribute any evictions notices if needed
- Lease Administration: We prepare a lease agreement for all tenants and strictly enforce the property rules and regulations as stated in the lease agreement

Marketing

Listing Available Vacancies: A list of all available properties are offered at the main office as well as on our website for potential tenants
- Website: All available properties are listed on the Town and Country Property Management, Inc. website with a description and additional photos of the property
- Flyers and Signage: Signs and descriptive flyers are strategically placed in the yard for prospective tenants

Tenant Screening

Screen Check on the GPMA Website (Lakeland area only)
- We utilize a 3rd party national screening service call First Advantage/Safe Rent. This allows us to search past landlord references and rental history, employment verification, and credit history.

Maintenance Services

Routine Maintenance: We will manage regualr upkeep of the property, hire sub-contractors for specialized tasks if needed, monitor an emergency phone line in case of "after hours" emergency calls, and respond to upredictable problems such as roof leaks, frozen pipes, fallen trees, and other issues affecting the safety and health of the tenant
- Preventive Maintenance: We establish and manage a maintenance program designed to avoid disruptive breakdowns and to prolong the useful life of each physical asset.

Aministrative Services

- Financial Reporting:
We will prepare monthly statements for our owners which can include income and expenses, rent rolls, and occupancy

Insurance: Our team works with the property owner on insurance proposals and oversee any claim efforts
