Resident Maintenance tips


We are pleased to offer the following tips in an effort to ensure your comfort and facilitate the fastest solution to your maintenance concern. By utilizing the tips below you will help identify the actual problem and prevent possible maintenance charge back.

  • The air conditioner is not working

    • Has the vent filter been changed recently? The filter should be changed every 30 days.
    • Have you checked the breakers? Try switching the breaker to the “off” position and then back to the “on” position.
    • Is the air conditioner blowing air but not cold air? Shut the air condition unit completely off for a number of hours and then turn it back on. Please make sure to call and report problem prior to shutting down and call back if air conditioner works when turned back on.
    • Is the thermostat working? If it is a digital thermostat, try replacing the batteries.
  • The heat is not working

    • When was the filter last changed? The filter should be changed every 30 days.
    • Have you checked the breaker? Turn the breaker to the “off” position and then back “on”.
    • Do you have gas heat, if so can you determine if the pilot light is out? If the pilot is out please light it.
    • Is the thermostat working? If it is a digital thermostat, try replacing the batteries.
  • The garbage disposal is not working

    • Have you checked the breakers to see if the GFCI outlet has been tripped?
    • Is the garbage disposal making a humming sound or no sound? If so, turn off the unit, open underneath the sink, run your hand along the bottom of the unit for a small button. Once you find the button, press it to reset the disposal. If it does not stay depressed, wait a bit and try again.
    • Is the disposal making a humming sound and not spinning freely? Please place a service call with Town & Country.
  • The dishwaher is not working

    • Have you checked the breakers? If a breaker has tripped please switch to the ON position.
    • Have you tried the switches in the kitchen to determine if any of them work the dishwasher?
  • There is no hot water

    If you have just moved in and you have a gas water heater, check the temperature setting on the unit. Sometimes they are set to “vacation” and therefore the water is not very hot.

  • The toilet is overflowing

    • Is there anything else drain related going on? (i.e. Water backing up into the tub or a gurgling noise from other plumbing areas)? If it seems the main line is stopped up or it is unclear where the stoppage is then please STOP doing any laundry, running the dishes or flushing other toilets and contact us immediately.
    • Is the toilet clogged with paper products? If so, remove and plunge to clear.
  • There are ants or other indoor pests

    Interior pest control is typically the responsibility of the tenant unless there is an infestation. You generally can purchase common home pest control sprays at many stores. Be sure to store safely away from children and pets.
