We use professional vendors (painters, handymen, plumbers, carpet cleaners, etc) to ensure that your unit is in good condition. We inspect the work performed to ensure that everything is ready before you move in.

  • We are available 24 hours a day to handle emergency maintenance repairs.

  • We provide detailed Move-in forms for proper documentation of the condition of your rental.

  • All deposits that are retained by Town & Country are kept in a FDIC insured bank.

  • When you sign your lease, Town & Country will go through all parts of the lease to insure that everyone is aware of their responsibilities under the lease agreement.

What do I do if I am interested in renting a property through Town & Country?

  • Please stop by the Town & Country office that has the rental listing for the property you are interested in to get a key to view the property.
  • Call the Property Manager listed for the property you are interested in renting.
  • Email the Property Manager listed for the property you are interested in renting.

 

Why is it so important to view the home before I apply?

  • To ensure it meets your standards and expectations.

 

When are new properties posted on the website?

  • 60 days prior to their availability date.

 

Can I get more information about the neighborhood that I am interested in?

Application General Questions

How do I apply?

  • Please fill in our Rental Application (click on this link- Application) print completed application and bring to the prospective Town & Country Rental Office associated with the property you are interested in renting.

 

What is essential when handing in a completed application?

  • Completely filled in, signed and dated Rental Application
  • Government issue ID for each applicant
  • Social Security Card for each applicant
  • Most current pay stubs for two pay periods from each applicant.
  • Applicable application fee.

 

Who must apply?

  • Each person 18 years of age or older that is planning to occupy the property.

 

How do you verify employment?

  • We request you bring in the most recent 2 check stubs or signed documentation in writing from your employer. We can also use 2 years of tax returns.

 

What if I do not have credit or have a very low credit score?

  • You have the option to use a co-signer.

 

What item on the Credit screening may negatively impact my application?

  • Bad credit score, Tax Lien, No credit, and do not make enough to money to comfortably cover the rent.

 

What happens if my Rental Application is denied?

  • The Property Manager will contact applicant via phone to discuss why the decision was made to deny the applicant(s).

 

Do you accept pets?

 

Do I need Renters Insurance?

  • It is not required by HIGHLY recommended.

Future Residents General Questions

What will I be responsible for as a resident?

  • Grass cutting in single family homes
  • Changing batteries in digital AC thermostats
  • Changing batteries in all smoke detector
  • Change lightbulbs as needed
  • A further detailed list will be provided by the Property Management.

 

What do I have to pay prior to moving in?

  • Security deposit
  • Pro-rated or full month rent
  • Utilities changed to applicant’s name.

 

How can I pay rent after I move in?

  • Personal check
  • Cashier’s check
  • PayLease (Walmart)
  • Online

How do I turn on utilities at my future home?

Greenwood County:

  • Take signed lease to CPW, 121 Court Ave West, Greenwood, SC. 29646.
  • Call Duke Energy @ 1-800-7779898 Option #3 and follow prompts.
  • For Duke Energy fill in confirmation number at the bottom of Town & Country Utility Transfer Form.

Wexford Condominiums:

  • Call Duke Energy @ 1-800-7779898 Option #3 and follow prompts.
  • Piedmont Natural gas 1-800-752-7504
  • Hammond Water – 864-847-4957

Manning Street Homes:

When is rent due?

  • Rent is due on the 1st of every month .
